<p>These five essentials will help you clarify your vision, discover what is possible within your means, and give you the confidence to take those first real steps toward your new home.</p>
<ol>
<li><strong>Separate Your &#8220;Must-Haves&#8221; from Your &#8220;Nice-to-Haves&#8221;</strong></li>
</ol>
<p>The best way to start is with a &#8220;brain dump.&#8221; Write down every idea you have for your new home, then categorise them into two lists:</p>
<p><strong>Non-Negotiable Needs:</strong><br />
Features you absolutely require (e.g. number of bedrooms, a home office, or wheelchair accessibility).</p>
<p><strong>Wish-List Wants:</strong><br />
Features that would be lovely but aren&#8217;t deal-breakers (e.g. a wine cellar, high-end stone countertops, or an outdoor fire pit).</p>
<p>If you’re building as a couple, this is an important tool for getting on the same page, as well as keeping your budget grounded from day one.</p>

<p>This time, we’re visiting a property that evolved from a long-term rental into a forever home.</p>

<p>Owned for many years by Keith and Jackie, this 1930’s old girl was originally purchased as a weekend getaway. When they moved overseas shortly after buying it, the house served as a rental for years—but the plan was always to return and retire there.</p>
<p>After finally moving back and living in the cottage for 18 months, the reality set in. They loved the soul of the house and the location, but it was time for a new chapter. Their goal was to create a modern residence that captured the comfort of today while still honouring the charm of the original home.</p>

<p>Their brief to JMAC Architects was focused on modern functionality:</p>
<ul>
<li>Relaxed beachside living with room enough for themselves and visiting family</li>
<li>Light filled and airy with a good connection to the outdoors</li>
<li>Low maintenance</li>
<li>Optimal positioning for sunlight (and shade) in the living area and sunroom</li>
<li>Thoughtful design elements to ensure the home was comfortable and accessible as they aged</li>
</ul>
<p>The architectural design successfully integrated these modern conveniences while fulfilling the homeowners&#8217; wish to &#8220;sit lightly&#8221; among the neighbouring houses.</p>
<p>The essence of the 1930s structure was preserved through several intentional &#8220;nods&#8221; to the past.</p>
<p><strong>Colour and Cladding:</strong> The new home was clad in classic weatherboards painted a familiar, pale blue, immediately recalling the original dwelling.</p>
<p><strong>The Signature Door:</strong> They retained the look of the property&#8217;s most recognisable feature — the bold red front door — serving as an immediate visual link to the old home’s welcoming spirit.</p>
<p><strong>Interior Details:</strong> The use of wide skirtings and architraves mirrors the original interior joinery, while a row of bifold windows on the front façade emulates the old cottage’s profile.</p>

<p>But let’s be honest: what they offer in charm, they often lack in comfort. The reality of these old girls often means frustrating maintenance, watertight issues, cold, and floorplans that don&#8217;t suit modern family living. This difficult reality is what eventually convinces many homeowners to bowl the bach and build new.</p>
<p>We recently partnered with three homeowners who faced this very dilemma. They loved their original bach dearly but were tired of fighting its constant functional shortcomings. Their mission was clear: build a new, modern home that could still honour the spirit and familiar essence of the old one.</p>
<p>We wanted to share a glimpse into these three new builds. They prove you can have the modern, functional, warm home you’ve always wanted, while keeping the soul, style, and nostalgia of the original bach alive. This post is the first in a series of blogs where we will take a deep dive into each of these three unique builds.</p>

<h2>1920’s Miners Cottage</h2>
<p>Mike and Kathy Bell, owners of Belco Homes, were adamant about preserving the history of their original 1920s miners cottage. Their initial plan was a full renovation, but the decades had taken too great a toll. Facing this difficult reality, they made the decision to recreate the quaint building entirely, focusing on achieving an authentic period style combined with modern functionality.</p>

<p>The execution was so successful that it’s genuinely hard to believe this is a new build. From the exterior, the cottage features classic traditional weatherboards. They achieved modern efficiency by using double-glazed aluminium windows cleverly set within traditionally styled timber frames and sills, maintaining an authentic heritage look.</p>
<p>Another strong link to the past is found inside: beautiful matai flooring salvaged directly from the original home’s structure now features prominently throughout the living area flooring. Additionally, the original rimu timber framing was carefully reused to create the beautiful kitchen bench and bathroom vanity, adding another strong, tactile connection to the past.</p>
<p>Beyond the visible charm, the home is engineered for the future. Modern functionality ensures it’s the perfect weekend getaway and future retirement haven for the couple. Key features include a large, sun-filled, high-stud open-plan kitchen and dining area, excellent indoor/outdoor flow, the addition of solar panels, and smart design for ample storage and plenty of beds for family and future generations.</p>

										<content:encoded><![CDATA[<p data-start="162" data-end="378">The dream of a new home or renovation in New Zealand often comes with one major anxiety:<br data-start="250" data-end="253" />the budget blowout. With the cost of living currently at an all-time high, financial certainty is<br data-start="350" data-end="353" />more important than ever.</p>
<p data-start="380" data-end="704">While your architect sets the design vision, keeping the final cost in line requires an active<br data-start="474" data-end="477" />partnership; you &#8211; the homeowner, your builder, and the architect must all work together to<br data-start="568" data-end="571" />achieve the shared goal. Read on for our tips that will give you the knowledge and<br data-start="653" data-end="656" />confidence needed to keep your project on track.</p>
<h3 data-start="706" data-end="728">1. Set Your Budget</h3>
<p data-start="730" data-end="870">Know your absolute maximum budget from the very start. Always allocate a contingency<br data-start="814" data-end="817" />fund for the inevitable unexpected issues that arise.</p>
<p data-start="872" data-end="1048"><strong data-start="872" data-end="903">New Builds and Renovations:</strong><br data-start="903" data-end="906" />We recommend 5% of the estimated total cost as a contingency (for unexpected weather or delays, unforeseen issues or minor design tweaks etc).</p>
<p data-start="1050" data-end="1308"><strong data-start="1050" data-end="1059">Note:</strong><br data-start="1059" data-end="1062" />It is important to understand that this money must come out of your total budget—it is<br data-start="1148" data-end="1151" />not extra spending money. If your total budget is $800,000, your estimated build cost should<br data-start="1243" data-end="1246" />be around $760,000 to allow $40,000 (5%) for your contingency.</p>
<h3 data-start="1310" data-end="1364">2. Choose the Right Builder Not the Cheapest Price</h3>
<p data-start="1366" data-end="1697">While the traditional advice is to get multiple quotes (or &#8220;tenders&#8221;) for your finished plans,<br data-start="1460" data-end="1463" />this is not always the most cost-effective path. Part of the reason behind this is because the<br data-start="1557" data-end="1560" />quotes can be complicated, and if you aren&#8217;t comparing apples with apples you are not getting<br data-start="1653" data-end="1656" />an accurate result. This can happen when:</p>
<ul data-start="1699" data-end="2178">
<li data-start="1699" data-end="1780">
<p data-start="1701" data-end="1780">One builder has &#8220;tagged out&#8221; items that another has included e.g. landscaping</p>
</li>
<li data-start="1781" data-end="2178">
<p data-start="1783" data-end="2178">There are unrealistically low PC Sums. A PC Sum is an allowance or estimate<br data-start="1858" data-end="1861" />included in the contract for items that haven&#8217;t been finally selected or an area of works<br data-start="1952" data-end="1955" />which is difficult to quantify (e.g. excavations, kitchens, bathroom fittings, lighting,<br data-start="2045" data-end="2048" />etc). An unrealistically low PC Sum will make a builder&#8217;s quote look great initially<br data-start="2134" data-end="2137" />but guarantees a budget blow-out later.</p>
</li>
</ul>
<p data-start="2180" data-end="2349">The risk of choosing the cheapest price, only to have costs escalate through an inexperienced<br data-start="2273" data-end="2276" />or inefficient builder, is a frequent and costly reality in our industry.</p>
<p data-start="2351" data-end="2686">Doing the upfront work to find a qualified, experienced builder who aligns with your vision<br data-start="2442" data-end="2445" />and budget and whom you trust will pay significant dividends in the end. This research could<br data-start="2537" data-end="2540" />involve meeting multiple builders initially, reviewing their past projects and client references,<br data-start="2637" data-end="2640" />and then selecting and committing to just one.</p>
<p data-start="2688" data-end="2779">By working with one preferred builder from the start, you gain significant cost advantages:</p>
<ul data-start="2781" data-end="3533">
<li data-start="2781" data-end="3072">
<p data-start="2783" data-end="3072"><strong data-start="2783" data-end="2829">Value Engineering and Early Cost Feedback:</strong><br data-start="2829" data-end="2832" />Your builder can offer value engineering and real-time pricing advice while the design is still being drawn. They can flag expensive materials or complex build methods before the plans are finalised, helping to keep your budget on target.</p>
</li>
<li data-start="3074" data-end="3331">
<p data-start="3076" data-end="3331"><strong data-start="3076" data-end="3102">Reduced Design Rework:</strong><br data-start="3102" data-end="3105" />If you wait until the design is complete to send it out for pricing, the lowest quote might still be too high, forcing you to pay the architect to re-design the entire project. From our experience this happens all too often.</p>
</li>
<li data-start="3333" data-end="3533">
<p data-start="3335" data-end="3533"><strong data-start="3335" data-end="3361">Smoother Project Flow:</strong><br data-start="3361" data-end="3364" />A strong relationship built on trust and early involvement from the start minimises miscommunication, leading to a smoother project flow and fewer delays once on-site.</p>
</li>
</ul>
<h3 data-start="3535" data-end="3568">3. Choose the Right Architect</h3>
<p data-start="3570" data-end="3779">Your design dictates your end budget. Choosing an architect or designer who understands<br data-start="3657" data-end="3660" />your budget is vital. They must balance your needs and design aesthetic with the practical<br data-start="3750" data-end="3753" />realities of cost control.</p>
<p data-start="3781" data-end="4107">We have had great success with clients who sought basic initial concept plans from multiple<br data-start="3872" data-end="3875" />designers. This initial investment, while seemingly more expensive and time consuming to<br data-start="3963" data-end="3966" />begin with, allows you to gauge which professional best understands your budget and aligns<br data-start="4056" data-end="4059" />with your vision. This is an option to consider.</p>
<h3 data-start="4109" data-end="4162">4. Understand and Prioritise Your Needs vs. Wants</h3>
