Waihi Beach is a special place to build. It is a relaxed beach town at the northern end of the Western Bay, and a home here has to handle salt air, sand, wind and the odd big storm while still feeling easy enough for long summers. Belco Homes has built and renovated at Waihi Beach for many years, and we know the place personally: our directors Mike and Kathy Bell's own beach retreat here is one of our builds. As a Registered Master Builder with 30 years in the Bay of Plenty, we bring the same standard to a beachfront rebuild as we do to a family home in town.
From the beachfront streets and the North End to Bowentown, Athenree and the wider Waihi Beach area, we build new beach homes, replace tired baches, renovate and extend existing homes, and add the decks and outdoor rooms that beach living is all about.
Belco manages the whole project under one accountable team, from design coordination and council consent through construction to handover. At Waihi Beach we deliver:
Custom beach homes and permanent residences designed around the views, the sun and the way you use the beach.
Bach makeovers and full renovations that keep the character and lift comfort, warmth and storage.
Extra bedrooms, bunk rooms and second living areas for when the whole family comes to stay.
Investigation and recladding for older coastal homes that have had a hard life in the salt and wind.
Decks, louvre roofs and covered outdoor rooms that still work when the sea breeze picks up.
Replacing a worn-out bach with a new home that keeps the feel of the original.
Waihi Beach homes sit right in the coastal exposure zone. Salt-laden air, wind-driven rain, sand and strong UV are hard on fixings, cladding and joinery, so we specify for it from the start: corrosion-resistant fixings, cladding systems with proper cavities, clearances and drainage, and joinery and hardware rated for a sea-spray environment. It is the detailing you never see that decides whether a beach home still looks sharp in twenty years.
The ground matters too. Parts of Waihi Beach are low lying or close to the dunes and the harbour, and some properties carry coastal erosion, inundation or flooding notations on the LIM. We check the LIM and any geotechnical requirements for your site before the design is locked in, then set floor levels, foundations and site drainage to suit. Waihi Beach is in the Western Bay of Plenty District, so building consents go through Western Bay of Plenty District Council, and we manage that process for you.
Some of our favourite builds are at Waihi Beach, and each one answered a very different brief.
Beach Bach Beauty re-creates a 1920s gold miners' cottage as a new build, with matai flooring salvaged from the original. Cape Cod in the Bay puts the living areas and main bedroom upstairs to make the most of the ocean views, with louvre-covered decks for year-round entertaining. Europe Comes To The Beach transformed a 1990s bach into an award-winning contemporary beachfront home, and Past Meets Present replaced an older home with a light-filled, accessible retirement haven that keeps the original picket fence and character facade. You can see more of our work on the Get Inspired page.
A beach build needs a builder who stays invested from the first site visit to the final walk-through, even when the site is a drive away from town. Our Omokoroa base is about 40 minutes up State Highway 2, and our Waihi Beach work is there to see. Belco is a Registered Master Builder with 30 years across the Bay of Plenty and multiple House of the Year awards, building custom homes and renovations rather than repeating a catalogue. You get the option of a 10-Year Master Build Guarantee and one accountable team from start to finish.

Strict quality standards, a code of practice and the option of a 10-Year Master Build Guarantee on your project.
Multiple Registered Master Builders House of the Year awards for craftsmanship and client satisfaction.
From the first conversation to the final walk-through, one point of contact manages the whole build.
As a 2026 guide, new builds in the Western Bay of Plenty broadly range from around $2,500 to $4,500 per square metre, depending on size, design and finish. Beach sites can add costs that inland sections do not, such as specific foundations, higher-grade coastal materials and the travel time to get trades and materials to site. Site works, services and council fees usually sit outside the base contract. Building consents at Waihi Beach are issued by Western Bay of Plenty District Council, and we handle the application for you.
Indicative only. Every Waihi Beach project starts with a free on-site visit so we can give you a realistic figure for your site and design.

Yes. We have completed new builds and renovations at Waihi Beach, including Beach Bach Beauty, Cape Cod in the Bay, Europe Comes To The Beach and Past Meets Present. We work across Waihi Beach, Bowentown and Athenree from our base in Omokoroa.

It depends on the condition of the structure and foundations and what you want from the home. Some baches are well worth renovating and extending, others cost more to fix than to replace. We look at the existing building with you and give an honest view of both options. Europe Comes To The Beach kept little more than the original concrete floor and basement wall, while Beach Bach Beauty was rebuilt as a new home in the style of the original cottage.

Check the LIM early. Some Waihi Beach properties carry coastal erosion, inundation or flooding notations that affect floor levels, foundations and what can be built. We review this for your specific site before design is finalised and specify materials for the coastal exposure zone. We never make blanket claims about a property without checking the LIM.
Yes. Many Waihi Beach owners live in Tauranga, Hamilton or Auckland. One project manager is your point of contact for the whole build, we keep you updated at every stage, and we arrange site meetings around when you can be there.
From our Omokoroa base we build and renovate right across Waihi Beach, including the North End, Bowentown, Athenree, Island View and Pios Beach, and through Katikati, Omokoroa and greater Tauranga.
